The town centre inside the old walls rebuilt after the fire of 1694, so the core is Georgian brick and older timber-framed survivors, most of it in the conservation area and much of it listed. Roofs there are plain clay tile or slate on old timbers, with chimneys, valleys and parapets that need proper leadwork, and on a listed building even like-for-like work needs consent from Warwick District Council.

Around the core the Victorian villa suburbs at Emscote, Myton and the Cape have steeper slate roofs with decorative ridge tiles, bargeboards and bay window roofs, where the work is slates re-laid with new fixings, ridges rebedded or converted to a dry system, and the timbers checked while the covering is off.

Woodloes Park, built through the seventies and eighties, has concrete tile roofs on trussed rafters that are reaching the end of their life together, and the job there is a re-cover with a breathable membrane, new battens and a dry ridge, or fascias, soffits and guttering where the roof itself is sound. Chase Meadow and the newer estates are too young for re-roofing but not for the first round of flat roof and fascia problems.

The villages around Warwick, Barford, Hatton Park and Leek Wootton, bring larger houses with more complex roofs, priced from the specific roof rather than a table.
